Not the worst place; frequent maintenance issues

The location is pretty good, not too far from the freeway and some shopping centers, and they keep the outside trim from a landscaping pov. Lots of pets, kids/families, and young adults, all of which contribute to a noisy neighborhood. The clubhouse is nice but they waited over two years before they started to rebuild it; now its only open during the day due to vandalism.

I've had problems with the office staff as they often just ignore whatever problem I tell them. It's hard not to be bitter after dealing with them, but it's not worth it. They are good at signing you to a lease, but not much else.

Maintenance is a whole other world of frustration. Maybe they are extremely understaffed, but that shouldn't be an excuse. Just pray your apt does not have any issues, but if you're here for more than a year, the odds will catch up to you. Repair requests are often lost by the office, or take forever to fix. Wait until your a/c or heat breaks down or your apt floods and see what happens. Good luck.

The current property manager

The current property manager was evicted from this complex less than five years ago and was taken to court in 2007 because she refused to pay an outstanding bill to the last community she lived in. What kind of company would hire someone like this...

Quite Possibly the Worst Apartment in Charlotte

Lazy. Incompetent. Noisy. Crowded. Crime Ridden. Unsafe. Miserable. Burned down clubhouse (seriously).

These are just a few of the choice words that spring to mind when I try to describe my former abode.

I was a resident at this apartment complex for much longer than anyone should have to. During my time there, I had frequent (3-5 times per week) noise pollution issues from my neighbors at all hours of the night. The paper thin walls transmit a ton of sound and it was sometimes impossible to get a good night's sleep.

The main office/"fitness center" and pool area burned to the ground last year. It still has not been repaired or replaced. In the meantime, the staff did nothing to accommodate its current residents.

Generally, the staff and management are not available at all. They NEVER return phone calls and are not helpful with solving problems even if you do happen to get them to call you back.

Thankfully I no longer live here. You shouldn't either.

Don't believe the what you see in the pictures...

I work in the Pineville area and need to move closer. (Right now, I live in the North East area). I saw beautiful pictures and the amenities in the Apartment Finder and it seemed like a good idea to look at Waterford Sq.

The pictures I saw in the book was not what I actually seen when I went down to Waterford Sq. The pool in the picture had a fire several months ago and not usable. I saw some tenants that were being evicted. I drove around and noticed the grounds were not well kept. I was not impressed. I have some other complexes in the area that I am going to look at.

ZERO STAR RATING

Many tenants here are not happy here. I am not the only one. Look up Apartment Ratings dot com and search for "Waterford Square Apartments".

The owner of this complex must assume living in the Pineville area is sufficient to put up with bad customer service and low standards of property up keep...well it is not. The office help is not helpful and they don't care about the tenants. The grounds are kept up okay in the front of the complex but it is not consistently up kept throughout. The clubhouse was torched a year ago and I was told way back that it was being taken care of that it would be fixed soon and I am still waiting. I drive past everyday as I am returning to my apartment after work and progress is pathetically laggard.

• Pros: There are none!
• Cons: Appalling Customer Service, No concern for property up keep.
